Sliding Glass Door Glass and Seal Replacement in Myrtle Beach

What an insulated glass unit is, and why it fogs

The glass in a modern sliding door is not one pane. It is two panes with a spacer between them, sealed around the edge, with dry air or argon in the gap. That sealed sandwich is the insulated glass unit, or IGU. It keeps the door from sweating and cuts the heat load on a west-facing lanai in August.

The seal is the weak point. It is a bead of polymer sealant around the edge of the spacer, and it ages, flexes with heat, and eventually lets go. When it does, humid air gets into the gap and condenses on the inside surfaces of the glass, where you cannot wipe it. That is the fog, and on the Grand Strand, with its humid subtropical climate and roughly 53.5 inches of rain a year, it is common on any unit more than 15 or 20 years old. Salt residue on the exterior edge does not help.

You cannot fix a fogged unit from the outside. Drilling and venting kits are a temporary cosmetic trick. The fix is a new sealed unit.

Cracked and broken glass

A cracked pane is the same repair with more urgency. Cracks come from thermal stress on a pane that has a chipped edge, from impact, from a door slammed against a stop, and after storms from wind-blown debris. A cracked outer pane leaves the door weak and, on a balcony, unsafe. We tape and stabilize it on the first visit, measure, order, and set the new unit when it arrives.

Broken glass on a sliding door is tempered, so it falls in small cubes rather than shards, and the panel is left empty. We board or plastic the opening the same day where we can, and the replacement unit follows.

Glass options for the coast

• Standard clear insulated: the direct replacement for most doors. Bottom of the range.
• Low-E insulated: a coating that reflects heat. Worth it on west- and south-facing lanais in Carolina Forest and Market Common, where afternoon sun is the problem.
• Tinted or obscure: for privacy on ground-floor units.
• Impact-rated laminated: two panes bonded to a plastic interlayer, tested to the ASTM E1886 and E1996 large missile standard the South Carolina Residential Code references for wind-borne debris regions. Holds together when struck. $700 to $1,500 per panel.

Replacing glass in an existing door is a repair, and the code’s protection-of-openings rule applies to glazing in new and replacement openings, so a fogged-unit swap does not force you to impact glass. But if you are on the oceanfront in North Myrtle Beach, Surfside Beach, or Garden City, where Hugo’s 13-foot surge in 1989 and Ian’s record 10.77-foot tide at Springmaid Pier in 2022 are the reference points, an impact unit in an otherwise sound door is a sensible upgrade, and it is far cheaper than an impact door. How the replacement goes

1. Measure. Glass width, height, and thickness, spacer width, and whether the unit is set with a glazing bead, a wrap-around gasket, or a stop. Balcony doors are measured with the panel in place when possible.
2. Order. Standard clear units are fastest; low-E and impact take longer. Typical lead time is one to two weeks.
3. Remove the old unit. Panel out of the track where needed, glazing bead or stop removed, old IGU lifted out. On a balcony that is a two-person lift.
4. Set the new unit. Setting blocks positioned so the glass sits square in the panel, bead or gasket replaced, unit sealed.
5. Re-hang and check. Panel back in the track, rollers and lock checked. Since the panel is out anyway, this is the cheap moment to do rollers if they need it.

When the door, not the glass, is the problem

A new IGU goes into a frame that is sound. If the aluminum stiles are corroded through, the frame is racked out of square by a storm, or the door is a discontinued model whose glazing parts no longer exist, the honest answer is a full replacement. We say so from the photo rather than after the glass is ordered.

Condo glass and the master deed

In condo buildings, who pays for balcony door glass depends on the master deed, which under the South Carolina Horizontal Property Act has to describe the general and limited common elements. Some associations treat exterior glass as the building’s; many put it on the unit owner.
